Over time, roofs can take quite a battering off the elements. Wind, rain and extremes in temperature can all play a part in reducing the integrity of the roofing materials.
And of course, the more complicated the installation the more problematic a roof can be.
A great example is the roofing below, which we replaced as part of a refurbishment project for Sunderland City Council.
Water was leaking into the unit due to problems around the rooflights, and water was pooling instead of flowing away via the gutters.
Pooling is never a good thing as it can put additional stresses on the roof, due to the weight of the water, and it also increases the chance of water ingress, especially if the pooling occurs over seams or joints in the roofing materials.
The rooflights were already redundant, having been covered internally, so there were no issues to consider with regards to the lighting of the units below, so the decision was made to remove them, prior to replacing the roof, and therefore reduce the amount of unnecessary detailing in the roof.
The gutters were fitted with tapered insulation, which helps rainwater flow to the rainwater outlets and limit the amount of pooling water.
And the result speaks for themselves, no more leaks and no more pooling.
The initial works were carried out over a period of 6 weeks, using is 800m2 of Bauder insulation topped with a double layer of felt, and forms part of a 6-month project that covers the reroofing of 13 industrial units on the Leechmere Estate.
