Regular maintenance is key to maximising the lifetime of your roofing. catching problems early in order to minimise their impact, putting things right before the issue grows into something much more significant!
Surveys
We carry surveys that can cover your entire roofing system or focus on a specific item:
Slates / Tiling – checking for slipped, broken and missing slates/tiles.
Flat Roofs – notorious for developing issues over time, we will complete a variety of tasks including checking the integrity of seams and joins, inspecting any blisters, bubbling, or other weathering issues, as well as noting any obvious holes or cracks.
Metal Sheeting / Cladding – checking for corrosion, delamination of edges or indeed damage, checking fixings, cleaning and removing debris.
Flashing / Rendering – checking the condition of any flashing, rendering, and cement work.
Gutters – checking their installation and reporting any issues.
Downpipes – checking for leaks and blockages.
We can also test the integrity of the roof as a whole, checking for water ingress using a sprinkler, which better mimics rainfall when compared to a hose.
Proactive Maintenance
Gutter maintenance, ensuring they are kept clear and debris does not build up, which can lead to water ingress and damage to the building itself.
In addition, on each visit a survey is carried out and report submitted to the client, detailing the state of the guttering and making recommendations with regards to any necessary repairs (reline or replace).
Installation of bird nets to prevent nesting, which can be a major problem, and in particular where a location has a higher-than-normal bird population, for example at the coast and locations that provide scavenging opportunities (refuse tips, food waste, etc)
And when regular maintenance is required, we can look at installing safety systems both fixed and temporary that will help get the job done quickly and efficiently
Reactive Maintenance
Maintenance is carried out against agreed rates, saving on administration costs and minimising any delays, so work can be completed in as cost effective and timely manner as possible. A win-win for both our clients and ourselves.
Typical activities can include:
Patching, should minor issues be highlighted during an inspection, a patch repair can often be completed with little interruption to your day-to-day activities. Patching typically involves using a liquid roofing product to paint over any minor damage to the existing roofing and make it waterproof once more.
A quick and easy way to treat water ingress, even when it’s not so obvious where the point of ingress is.
And with liquid roofing, there’s no hot works, no fire risk, which removes the complications associated with using torch-on felt, another option when it comes to making patch repairs.

Ongoing Maintenance
One local housing company, here in the north-east, had a list of over 3000 properties in need of repairs following the storms of 2021
Group Tegula has been selected as one of the roofing contractors to help them get this work done.
The contract set to span 3 years, will cover work ranging from small repair works to complete new roofs.
Work is completed against agreed rates with a work schedule being reviewed week on week.
To date, we have repaired over one hundred properties in 3 months and we aim to repair a further 200 + by the turn of the year
Proactive Maintenance
Group Tegula has been employed by a local car dealership to provide ongoing gutter cleaning and maintenance services for each of their sites, over 50 in total.
This ensures that the gutters are kept clear, and debris does not build up, which can lead to water ingress and damage to the roof, or indeed the building itself.
Planned / Reactive Maintenance
Another of Group Tegula’s long-standing clients, who manage aluminium smelting plants, have a permanent squad from our reactive roofing team on-site in Scotland, providing a range of services including:
- Emergency reactive Service
- Major/minor works
- Safety systems and maintenance
- Asbestos removal
- General maintenance
Not only is it imperative that downtime is kept to a minimum, water ingress is a big no-no when it comes to aluminium smelting. Water and molten aluminium are a very dangerous mix and can lead to steam explosions, resulting in damage to property, personnel, and worse.
