It began as a straightforward roof replacement, having carried out an external inspection of the roof, agreed the scope of works, we set about replacing the roof. However, the project was not as straightforward as we first thought.

On lifting the roof tiles, it became apparent that the underside of the tiles had been sprayed with foam insulation, and whilst on its own, this shouldn’t be a problem, because the roof space was unable to breathe, the rendering and timberwork around the roof had started to decay and some of the brickwork had perished, a not so welcome surprise for our client.

A quick inspection of the underside of the casino’s roof could have spotted this, however, as the roof space had been converted into a habitual area, the underside of the roof could not be inspected without first dismantling or removing the internal ceilings, something that at the time, had not been deemed necessary. Indeed, the decay was so deep-rooted, that the foam insulation had become integral to the integrity of the roof’s structure, and as we started to remove the tiles, the roof started to become unstable and we had to undertake additional remedial works.

This delayed the project as we had to build a complete ‘tent’ of scaffolding around the roof to allow the works to be completed.

A specialist contractor was brought in to rebuild the chimneys, whilst our team rebuilt the existing dormer windows, replaced stonework around some of the other windows, and updated the timberwork on the front and back of the building.

The results delighted our client, however, this highlighted the need to consider the rest of the building’s exterior.

So, on instruction from the client, we set about re-pointing the stonework and applied new rendering to the external walls where it had become loose and was crumbling/falling off.

Gentings couldn’t be happier with the results, with their Grade II listed building back looking its best.

  • Replacement slate roof
  • Liquid roofing applied to box parapet gutters, Dorma tops and flat roofs
  • New chimney (using a specialist contractor)
  • Lead flashing to valleys and around chimney
  • New Dorma windows
  • Replacement stonework (around windows)
  • Timber Apex’s replaced along with other miscellaneous joinery
  • Stonework / brickwork repointed
  • Rendering updated
