Over time, roofs can take quite a battering off the elements. Wind, rain, and extremes in temperature can all play a part in reducing the integrity of the roofing materials. And of course, the more complicated the installation the more problematic a roof can be.

A great example of this was a project we completed for Sunderland City Council at their Leechmere Industrial Estate.

Water was leaking into the unit due to problems around the rooflights, and water was pooling instead of flowing away via the gutters. Pooling is never a good thing as it can put additional stresses on the roof, due to the weight of the water, and it also increases the chance of water ingress, especially if the pooling occurs over seams or joints in the roofing materials.

The initial works were carried out over a period of 6 weeks, using is 800m2 of Bauder insulation topped with a double layer of felt, with the project being completed over a six-month period and covering the reroofing of 13 industrial units on the Leechmere Estate.

The scope  included:

  • Refurbishment of 13 roofs, including:
    • Insulation and new Bauder felt systems to 11 roofs.
    • Single ply Bauder system to 2 roofs.
  • Replacement of 6 rooflights.
  • Refitting of the AC units, which included updating the power supplies, some of the AC pipework, and cabling that had perished.
  • Installation of a new safety handrail to support future maintenance works (gutter cleaning and roof light maintenance).
  • Installation of bird netting to all 13 roofs (to prevent nesting).
